Two very vital keys that will make a diffrence in how you approach customers and others in your life to create a positive interaction to get positive outcomes. When you can engage others you are more than half way to influencing them!

You pick up the phone, the decision maker is on the line, countless letters and attempts have been made to get to this point, your great benefit line comes out, response; “not interested, click”.

Want to be able to “engage” customers with out creating resistance? Here are 2 vital elements everyone needs to be influential and persuasive.

Now it does not matter if we are using the phone, walking in cold or in a retail setting. We need to avoid adding any additional resistance in the other persons mind. There is this avoidance of “sales people” in 80% of our population including other sales people. This is mainly because of product pushing, “I don’t want to be sold something”.

Here is the key; do I understand what the other person really wants? Do I have an idea of how to talk in their “language”? Can I ask a question that will drop resistance and engage them in conversation?

It has been proven time and time again that shoving your product in front of someone will create resistance to you and your product. Review the first and second key from the last article (4 Keys to Selling), your customer buys the “results” of your product/service/idea because it fixes, fills or satisfies their perceived needs or wants. This means your product/service/idea is just a means to and end, not the main issue.

1. Our first action is to take the time and determine just what is it that our product/service/idea does for the other person. Determine what the real results are from using your product/service/idea. Here are some examples.

A business owner might be looking for more time, better productivity, reducing hassle in some area, freeing up capital for something else.

A young mother with 3 toddlers might be looking for best value, more time, better direction, safety, even just a listening ear.

A plant manager might be looking for ways to get better compliance, reduce down time and get his numbers up, keeping his boss off his back.

Think of your past and current customers, what is it your product/service/idea did for them? What did it reduce, take away, eliminate or create? Also keep in mind that people have a tendency to avoid loss more than obtain gain. This means if you can provide a better “today”, it generally has more power than a better “tomorrow”.

In a recent training program we worked with a real conflict situation a participant was involved with. We ended up with over 50 “what’s in it for the other party” points that could be used to engage the other party in a positive way! It took 5 minutes!


2. Second you want to “engage” your prospect or customer in a positive way. The best way is to develop questions that can “engage” rather than repel.

Before we start, we have to understand what results your product can potentially provide for your customer. Here are some examples.

Office equipment: Reduce work load, eliminate paper, eliminate errors, streamline process, reduce labor expense, free up time, create in-house opportunities, and eliminate daily frustrations.

Real Estate Agent: Eliminate wasted time, reduce the stress of selling/buying, assure legalities are covered, target the market, professional image, experienced input, negotiations services, and eliminate the hassles.

Now there are many more and I suggest you create at least 20 for your product. Here is a hint, list the facts about your product, then all the benefits related to that fact and then ask, “What are the results to my customer/other party because of these benefits”.

Let’s now apply these to questions that “engage” our customers. We want to use “open” type questions that get people talking. If we don not have them talking we have only partial engagement. Open questions use what, why, how in their structure.
“Mr. Jones, what effect would a reduced work load have on your staff?”
“If you could eliminate both paper and errors in your current procedures, what would happen for you?”
“Just suppose the frustrations you face on a daily basis were gone, how would it change things for you?”

Now put yourself in the customer’s shoes, how would you react to the previous questions versus this?
“We sell copiers and office machines of the highest quality with excellent service, when could we meet to determine your needs?”

How many words are in this question that create resistance or could be rejected by the customer? Compare that to the three questions above, which ones “engage” and which question repels.

Now if your customer is a “D-I”* type you usually can ask for appointments or get quickly to the point. If you have an “S-C”* type they may want more info which you can give in the form of a quick example of another application you have done, not a litany of your products facts and benefits.

This has proven to be a much more viable way to engage customers and people in general than talking about your “stuff”. People are concerned about their issues and problems, not your product or you. Engage them by asking about what a “result” might do to their concerns and issues. You will find them much more open and willing to talk.

One of our participants in the Internet Technologies asked only one of these type questions and 20 minutes later closed on a million dollar deal! Just one question! The customer did all the talking and sold themselves. The power of engagement!

1. Tell yourself that no matter what, some level of clutter with a child is going to happen.

2. Begin with messes and clutter that you see every day. Get organize your kitchen, garage, and family room before your hallway closet.

3. Use drawer dividers for socks, underwear, lingerie, and tiny items, to keep them separated and organized.

4. Use this same principle to organize your silverware, with clearly defined places for every fork and knife, or drawers for ties and socks or, underwear. Think in this same way for every aspect of your home. This will save many hours of searching for things. It will dramatically cut down on the clutter of items left out “for now” or “until I find a place for it.” Develop a new mantra: everything has its place and a place for everything!

5. Allocate everything in your house a place. This way your family will know exactly where to find it and where to put it away, when they searches for something they need.

6. Keep items that are used frequently in places where you can reach them without stooping or bending, and store them close to the place they will be needed.

7. Establish one defined place in your house for storing library books, and end a house-wide hunt when it is time to read or return them.

8. Hang hooks for your keys and purse at the entry to your home, so each time you walk in, you can hang them up.

9. Get rid of all junk drawers, or allow yourself just one that you clear out once a week or more. When you establish certain items are being used repeatedly, designate a drawer for those.

10. Enlist a new rule: throw out one old thing for every new purchase that enters your home.

11. Make a mental note to observe what things pile up in your house and where they cluster, and then come up with a place nearby that becomes the official home where those things will reside. For this purpose baskets, shelves, and folders will work well. Set aside one basket for you and your partner for incoming mail, bills, and receipts and letters.

12. Never go up or down empty-handed when using stairs. Always grab some items that belong to upstairs rooms and quickly put it away while you are there.

13. Create a number of brightly marked folders for discount coupons, invitations and directions, and other time-sensitive papers that just clutter your counters.

There’s a point at which your house has reached maximum load capacity. Perhaps
it’s when all the books on top of your refrigerator start sliding off; perhaps
it’s when the floor buckles. Or it could just be when the living room starts
looking junky because you have two sets of everything in it.

At this point, you have three choices: you can give everything you don’t
need right now away to charity; you can sell the things you don’t need;
or you can put your possessions into storage. Very often, the fact that you
have too much stuff to keep it comfortably in the house does not mean you want
to get rid of it; quite the contrary. You may not have the heart to get rid
of your mother’s antique living room set, but not have the space for it

It’s time to look at storage.

Building Your Own

You might not want to put your possessions too far away; for instance, if you
have a great library of books, you might want to be able to access them whenever
you want. Or if you have a motorcycle to store, or lawn equipment, that needs
to be fairly handy. In cases like this, provided you have enough space, you
should consider building your own storage shed or building.

Everyone has different needs; for you, it might be a shed with a dirt floor,
or it might be a boathouse. Regardless of your needs, you should check zoning
laws in your area to make sure you don’t need a waiver to build; and you
should decide whether you want to build your own building, purchase a prefabricated
building, or have a contractor build one on your site.

Moving Day

One of the most common reasons people need storage is because they’re
moving; obviously, if you’re moving, it’s not practical to build
your own storage facility. When you’re moving, call around to different
storage units in the area you’re moving to; get a good map of the area
so you’ll know for certain exactly where the storage facilities are in
relation to your new home; and look into special deals offered in conjunction
between storage facilities and moving companies. The last time I moved, I found
that my moving company had a special deal with a storage company that enabled
me to store my possessions for a dollar for the first month; since I only needed
the unit for a couple of weeks, it cost us about twenty dollars, after insurance,
to store our possessions.

Recently, another option has developed for people who are moving and need storage
– they’re called storage containers. For years, storage containers
have been used to conveninently ship merchandise and large items across long
distances; now they’re available to the general consumer. When you rent
a storage container, a large corrugated metal box is parked in your yard, and
you pack it at your leisure. The whole thing is then picked up by a semi truck,
transported to a train or boat, and shipped to your new home. It’s convenient,
cost-effective, and saves your possessions from the trauma of being packed and
unpacked multiple times during your move.

Storage Outside Your Home

Sometimes people who aren’t moving – at least, not yet –
don’t have room for storage on their properties, or perhaps they rent
and can’t get permission from their landlord to build another building
in the backyard. Or perhaps they have special storage needs, and don’t
want to invest the amount of money it would take to build a secure, environmentally
controlled storage unit in their backyards. If this is you, you should consider
renting a storage unit at a self-storage facility or in a storage building.

If you use self storage,
you’ll be renting a room easily accessible from outside, that you can
drive up to at your convenience and unload or load your possessions into storage.
It is open to heat and cold and humidity, and may not be good for delicate items;
it is, however, great for sturdier possessions like plastics, certain machinery,
and anything that can’t be easily damaged by the environment or any bugs
that may get into your facility. One of your primary concerns when renting a
self-storage unit is unit size; you may want to opt for a unit a little larger
than you think you need, especially if you’re not planning to store things
long-term; it will cost a little more, but you’ll be certain of having
enough room and you’ll be able to access your possessions more easily.

If you have more delicate items, you can rent space in a storage building.
Typically, storage buildings are multi-story units in which most units are accessible
primarily to employees. The buildings are free of pests, and they are heated
and air conditioned to protect your possessions from the environment. Storage
buildings are also a great choice for business storage.

If you get storage outside your home, you should keep in mind security and
storage insurance. In a storage building, you’re probably going to be
reasonably secure. But with self-storage, you need to make sure security is
tight; it’s too easy to cut locks off your storage unit if anyone can
get inside. Make sure that the storage facility has a good fence around it,
and that you can see cameras around the area. Also make certain that not just
anyone can come through the gate. Ask questions when you rent the facility;
get a good feel for the security.

You should also insure your possessions. If anything were to happen to them
and they were uninsured, you’d lose everything. Storage facilities do
not insure the belongings stored inside; that is the customer’s responsibility.

Outside Storage for Vehicles

If you have an RV or a travel trailer, you might not want to keep it stored
in your front yard or blocking your driveway, where it’s not only unsightly
but also in the way. Many storage facilities will rent storage space to you
for these items; you may also be able to find storage at an RV dealer.

Whether you move frequently or you just have too much for your house, everyone
eventually needs some storage space. And there are dozens of options available
for you. Whether you choose to rent storage space from someone or you decide it’s
more cost effective to build a temporary or permanent storage building of your
own, there’s an option out there for you.

Storing Things At Home

No matter how large your house, how much attic and basement space you have,
or how small your family, chances are excellent that you need to store something
outside the house. Maybe it’s Christmas decorations; maybe it’s
lawn care equipment. If you need to build a storage unit outside your house,
you can find them prefabricated, prebuilt, or in kits with detailed instructions
if you look. Things to check on prior to building include zoning codes, drainage
of your land, and how well your chosen building will blend in your landscaping.
You can do it yourself, or you can hire a contractor if you want to build a
more complex building with wiring and/or plumbing.

Storing Things Elsewhere

Sometimes a storage shed isn’t practical. Perhaps you rent rather than
own. Or maybe you have a large boat or RV that you want to store somewhere it
won’t be unsightly; or you just don’t have enough land to build
a shed suitable to your needs that will blend with your landscaping. In cases
like this, you need to rent space.

You have a variety of options. You can use a self-storage facility, in which
you drive up and put your possessions in a storage room easily accessed from
outside; this is an acceptable solution if you have items to store that can
take changes in temperature or humidity. It’s also a good solution to
storing items like motorcycles, boats, and snowmobiles in the off-season.

If you use a standard storage unit, you should pay attention to size issues.
If you get a unit that’s too large, you’re wasting money paying
for the extra space; but if you get one that’s too small, you’ll
probably not figure it out until you’ve already moved half your stuff
into it. A good rule of thumb for ensuring it’s large enough for your
needs is to visualize how much space you’ll need if you want to be able
to walk all the way to the back. For size specifications, you should speak to
the storage unit manager.

But you may have more delicate items: your grandmother’s furs, wooden
furniture, or books. In this case, you should probably consider an environmentally-controlled
storage building. These aren’t quite as convenient as self-storage facilities,
as they often need to be accessed by employees, and you can’t just wheel
things into them off the street; but they are air-conditioned and heated, and
the humidity will remain stable. For particularly delicate items, you should
consult a storage expert for advice. Environmentally-controlled units are also
perfect for business storage.

Outside Storage

Sometimes you just need a place to park it. If you have an RV or a traveling
trailer, you probably don’t want it blocking your entire driveway. You
can, however, find storage facilities that will allow you to park it on their
premises for a fee; you may also be able to rent parking space from an RV dealer.
You can get completely open-air storage, or you may be able to find carport-style
shelter for it.

Storage When You’re Moving

When you move, you will almost certainly need storage. Any storage facility
can give you excellent advice on what size storage space you need for your size
house. Look for special deals; some moving companies offer storage space for
free or for reduced rates on their lots if you use their moving service. Even
if you can’t find a special deal, you should certainly shop around. Rates
on storage facilities can vary widely, even within a small area. If you don’t
mind driving a little to get to your stored possessions, you might want to consider
a storage facility that’s some distance away.

A recent trend, and an exciting one, is the use of storage containers for both
moving and storage. With storage containers, a large semi truck trailer corrugated
metal box is parked on your property; you can pack it with your possessions
at your leisure. After it’s packed, the entire container can be shipped
via truck, train, or boat to your destination, delivered to your doorstep, and
left there while you unpack your possessions. This is a great and convenient
new way to move, reducing stress and also reducing the chances of breakage to
your possessions.

Storage Security and Insurance

Last but not least, you need to consider security at your storage facility,
and insurance on your stored items. Be certain you check out the security at
the storage facility; is it fenced in? Can people without the password break
in? Are there cameras in plain sight to guard the area? The better the security,
the safer your precious possessions.

And you should always have storage
insurance. Get a good idea of what your possessions are worth, and take
pictures of all the major items. Don’t forget to count things you might
not think about, like books, clothing, and media like CDs and DVDs. When you
know what it’s worth, you should be able to purchase insurance from the
storage facility itself; if you can’t get it there, they’ll be able
to tell you where to purchase it, and probably have a regular agent they work
with.

Remember: if you’re paying to have your possessions stored, you clearly
value the possessions. Be certain to protect them as well as you can, both from

For larger fundraising projects you should put together a team to help you otherwise you will be stretched far too thin and stand a good chance of failing. The ideal team from a cost perspective is volunteer-based but you might have to occasionally hire someone especially if it’s for a specialized task that most people can’t do.

Many people dread being asked to volunteer and do so begrudgingly but you will be surprised at how many people you ask will be more than happy to “roll up their sleeves” and pitch in for no other reason than to help out a good cause.

The best people to approach in building your fundraising team should be individuals or groups that are sympathetic to your cause. Example: Parents with players on the football team have a vested interest in helping the team get new uniforms.

Others are just naturally giving in their time and are usually involved in several projects at once. If you can land one of these types of go-getters on your team they often have the drive and ambition of several volunteers.

To find volunteers just use common sense. Try the people that are tied to the cause first and build from there. You might consider placing ads in your local grocery stores if they have free Community Bulletin Boards in the entrance and exits. Another idea is to approach your local paper and see if they will donate a small ad for you to use to find help.

Talk to your prospective volunteers and tell them exactly what you are trying to accomplish and what you would expect from them in terms of time and effort. It’s a good idea to have some type of fundraising plan drawn up that you can show them as this not only shows that you are organized and serious but they will also be better able to see how the time and skill requirements fits into their schedules and abilities.

Training should be done by you or someone that knows the exact role the volunteer will be performing and you want to be sure to thoroughly go over any tasks and duties they will be performing so there are no misunderstandings later on. Be careful to not talk down to them or lecture them. Remember, they are giving you one of their most precious resources, their time, so respect that and them as a person and you will go far.

It is important to match the task with the person when making job assignments. You probably wouldn’t want someone who is an expert in selling to stuff envelopes when they would be more valuable and happy working the phones trying to solicit donors.

If you are working from an office environment be sure and make it as pleasant and comfortable a place as you can. Easy access to snacks and drinks (maybe provided free by a generous donor?) should be available and any other creature comforts you can add will be most welcome.

If it’s a long project you might want to consider some type of event for reaching a milestone. This would of course depend on your budget but it could be something as simple as bringing in pizza to celebrate.

Always keep an eye out for overwork and stress. People that have volunteered want to help you so respect them and if it looks like they are being overwhelmed it’s time to bring in some more help. The key idea is to keep them happy and wanting to continue to help rather than feeling like they are stuck because they are too polite to quit.

Be sure and give praise and say thanks often to each and everyone of your volunteers. Let them know how appreciative you are of their help.

Keep an eye out for any personality conflicts and work swiftly to resolve them. This might be something solved easily like relocating someone to another part of the office or it might mean asking the person to leave. Don’t be afraid to do this if you have to because you ultimately are responsible for the group as a whole and the success of the project falls on your shoulders. Be a leader!
