Would we put our children in the backseat of our vehicle without strapping them in safely? Of course not! So why then would we let our dog run free around the vehicle? In a collision at speeds of only 30mph, a 15lb dog can exert a force of up to 300lbs! Between 3 million and 5 million pets are killed each year in auto accidents, many which could have been prevented by simply securing them in a safety restraint.

Here are the top reasons to restrain you dog while traveling:

1) Prevent Driver Distraction
2) Protect Other Vehicle Occupants
-As mentioned above, the force exerted from a vehicle crash can be staggering. An unrestrained dog may be thrown at other occupants within the vehicle.
3) Easier For Rescue Workers
-A dog who has just been in an accident is likely to be shocked and confused, often causing them to attack people who are trying to help them.
4) Prevent Runaways/ Jumping From The Vehicle
-Dogs can be easily distracted. If they see something they want, they go for it. Even if this means jumping out of an open window!
5) Convenience
-Seatbelts will save you from having to hold your dog every time a window or door is opened.
6) Feeling Of Security
-Many dogs get carsick or uneasy when traveling in a vehicle. A seatbelt will keep him feel secure when braking, accelerating, and going around turns.
7) Law
-More and more states, counties, and cities are reinforcing pet restraint systems while traveling in a vehicle.

There are two main types of safety restraints for dogs:

1) Collar Restraint and 2) Full Body Harness Restraint

The collar restraint has one end that attaches to your dog’s collar and the other end secures into the seatbelt fastener. This type of seatbelt works great if you were only running into the store and had to leave your dog in the vehicle for a minute. It keeps them in the seat and prevents them from trying to jump out of an open window, also allowing you to keep the windows down for ventilation. However just think what would happen if the vehicle were to come to a sudden stop? Your dog’s neck would endure the force of the stop, choking him or even worse.

The full body harness restraint fastens securely around your dog’s chest, shoulders, and back. When in a collision, the force exerted is distributed evenly over the strongest parts of your dog’s body, keeping him safe and secure in the seat.

Harness Checklist:
-Be sure that the harness is designed for vehicle use.
-Be sure that the harness is suitable for your dog’s size and weight.
-Be sure that the harness fits properly.
-Be sure your dog can not become entangled in the harness.

The best way to get your dog used to traveling with a restraint is to start when they are puppies. The longer you wait before introducing a seatbelt, the harder it will be to get them to accept it. You should also start out with short trips in the beginning, for instance a drive around the block or to the corner store. Gradually work your way up to longer car rides. Reward your dog each time you place them in the restraint by taking them to the park or giving them a treat. This will put a positive spin on the experience!

Kennels & Carriers

Another option is a kennel or a carrier. These will keep your dog in a confined space within the vehicle to prevent distractions. However in a collision this may do even more damage being thrown around the vehicle if it is not secured safely within the vehicle. If you plan to use a kennel instead of a restraining seatbelt, be sure that you tightly secure the kennel to the seat or the floor of the vehicle.

Extra Tips:

1) After a collision, do not let your pet out of the harness or the vehicle until he is calm and the surroundings are safe unless, of course, in an emergency situation.
2) Do not place your dog in the way of any air bags.
3) Never let your dog put his head out of an open window when the vehicle is in motion.
4) Get insurance for your dog!

Everyone it seems, has an opinion on coffee. How it’s brewed, when you should drink it, whether to freeze the beans and the list goes on. It also seems that coffee maker reviews can almost generate the same kind of passion given the proliferation of machines on the market today.

There is a whole range of features that make up a good coffee maker however, if you are looking for the perfect model, one that has every feature imaginable, then you are going to be searching for a long time. Why? Because of the nature of coffee drinkers. The beauty about this little black liquid is that it’s taste is an individual thing. What pleases one person may not necessarily sit well with another.

I’m a self confessed caffe addict. In fact, I don’t mind where or how it is brewed, as long as I can taste the coffee. Whether it’s brewed from an automatic drip machine, a single cup maker, a percolator, a french press, heck, even instant, I’ll drink it. But I do appreciate there are some connisseurs out there who are particular about the taste of their brew so in this coffee maker review, I am going to point out a few features to consider when searching for the perfect machine.

Ten Step Coffee Maker Review

The ideal machine will have the following features:

1. At least a two year warranty.
2. A timer that is user-friendly and can program to the precise second.
3. Automatic features such as hands-free shut-off.
4. An automatic bean grinder within the machine.
5. Settings which include brew control.
6. Settings enabling the number of cups to be brewed.
7. Adjustable temperature hot plate. This is important because coffee that is allowed to continue to cook on a hot plate tastes, in a word, horrible!
8. Pause and serve.
9. Easy to clean. Also, many coffee makers while they brew an excellent cup, tend to be a little messy. So add a non-messy feature to your wish list.
10. Automatic milk heating and serving feature.

What Will You Settle For?

How’s that for a wish list? Trouble is, even if you find a machine with everyone of those features, and bear in mind, there are others I’ve left out, it’s probably going to “cost you an arm and a leg.” How serious are you about your brew? If you are like me then a simple functioning machine with several of the features mentioned above would do the trick.

You need to consider how often you’ll use your machine, it’s size, particularly if you are a home entertainer, and most importantly, your budget. There are a lot of things to consider aren’t there? Again, the question has to be asked… how serious are you about your coffee?

Finally, be careful when reading coffee maker reviews as some will certainly show some bias. A good place to check is online such as forums and Amazon reviews. The bottomline will be how much are you prepared to spend and whether your machine will get good use. The last thing you want is for it to become an ornament on your kitchen bench!

The pressure is on those small local business owners who have been holding out, hoping against hope that the Internet would go away. It’s become fairly obvious that that’s not going to happen.

As a matter of fact, the Kelsey Group says that “70% of U.S. households now use the Internet as an information source when shopping locally for products and services.”

It’s become obvious that small business owners who don’t have an Internet presence are at a serious disadvantage, and are losing more ground every day to their competitors.

But where to start? Many small business owners want to get online but the idea of it becomes overwhelming. One of the things many people are concerned about is the cost. Having a professional website created can be expensive, as can the online marketing needed to promote the site. Fortunately with a little work, there are some great low budget online marketing solutions for small businesses.

First, don’t immediately buy web space or register your domain name with the first site that pops up in Google. Web space can be pricey or fairly cheap; it all depends on what company you go with. There are some sites that offer free hosting, but those sites usually force you to include banners or pop-up ads on your site. If you want to be taken seriously, you definitely do not want to host your business on a free hosting site.

There are places on the web that offer a good amount of storage for less than $100/yr, which is not bad. You can also find sites that will register your domain name for less than $10/year, such as the popular GoDaddy.com.

Once you have your website set up, how do you get people to visit? One of the best ways is to take advantage of social networking sites like Squidoo.com and MySpace.com. MySpace.com is a huge site designed to let people keep in touch with others. However a lot of businesses set up MySpace profiles and send out “friend” invitations to clients and prospects. Retail store owners, service providers, authors, bands, magazines and even tourism companies do MySpace marketing. Same thing with Squidoo. This form of marketing is becoming even more powerful than reciprocal linking.

Don’t forget message boards, chat rooms and link exchanges either. They are great ways to get your word out. When you first began your low budget online marketing campaign, you’ll probably spend anywhere from 5 to 10 hours a week promoting your site, or you can train an employee, intern or your resident teenager to do it.

The simplest way of marketing your small business is to include your website address in your signature in emails and posts to message boards, even if they aren’t related to your business. While this doesn’t market directly to your targeted audience, it does make people aware of your website. Who knows, maybe they’ll know someone who needs your services.

It’s very easy to do low budget online marketing for small business because so many things on the Internet are free — message boards, networking sites like Squidoo and MySpace, and of course, email. The main thing it will cost is time, but even that can be “bought” at budget prices on sites such as rentacoder.com and getafreelancer.com. So there’s no reason for even the busiest small business owner not to get their business online, even if they’re on a tight budget.

Real estate has been increasingly popular. There seems to be a new agent getting their real estate license left and right- especially with the booming housing market. The same goes for the commercial real estate industry- new brokers popping up everywhere trying to get a piece of the action. Unfortunately, these new brokers only sell a few properties a year- if that because they simply do not know how to market their properties. Simply listing the property in the MLS or placing on an information only website is not the best way to find buyers- mainly investors and end users.

Even seasoned professional brokers often rely on their agents to locate and bring in buyers for the properties. Nice property information packages are made up for those who are interested and sent out to those who inquire.

That is all fine and dandy, but why should they have to get new buyers every time? Investors have specific buying strategies and will purchase more than one property that fits their criteria. Why not capitalize on that rather than writing for a random buyer to come trickling through the office door or speak to half-interested buyers over the phone that just happen to come across a property?

Extremely successful brokers take it upon themselves to have a pool of people to take a new property to that is on the market. They can even seek out properties that fit the criteria of his or her investors. In fact, if their pool of people is large enough, they can actually agree to put on their listing the properties they know their clients will want.

Too few commercial real estate brokers and agents do this. One reason why they don’t is because they are not sure on how to go about creating a solid list. The other, is that they are simply too lazy and rather the buyers come to them in search of a property. Whatever the reason, we are going to discuss just a few simple direct marketing techniques that can be used on the internet to build a list that a broker will always be in contact with.

There are three items that you need to implement this direct marketing technique:

1. A website
2. A newsletter
3. A buyer’s list

Many brokers have a website, but it is purely informational- the location, a biography, and the properties that are listed for sale. There might be a contact section for an interested investor to get more information about a property. Direct marketing on the internet is the easiest, cheapest way to collect great contacts and build a profitable list.

Transform your website into a list builder by creating a weekly, bi-weekly or monthly newsletter filled with valuable information for a buyer- purchaser, end-user, or whoever else you may be looking to attract to your list. You are a wealth of knowledge about your specific location, market, purchasing techniques etc. Take what is in your head and provide valuable information to those who visit the site.

Now, the visitor does not get this information for free, however. They must opt-in or sign-up for the newsletter by giving you their first name, primary email and even phone number. When they sign-up for the newsletter, you now have a hot contact! The more people who opt-in to the newsletter, the larger your list becomes.

Now that you have these people’s contact information, you can send automated, extremely personal emails asking for their interests, criteria in commercial properties, what projects they most like to work on, and if they are looking for anything in particular.

You can get to know each person on your list and find properties according to their criteria. Here you have a buyer’s list that is showing interest in purchasing specific types of properties that you find. If you pick up a property, all you have to do is send it out to the people you think would be most interested. Keep your list happy, especially those who purchase from you. These people are your goldmine and will continue to purchase properties if you pay attention, listen to what they want, find suitable properties, and provide exceptional customer service.

Sure this is more work than waiting for a buyer to present himself to your office, but a thousand times more profitable!

With this simple and effective direct marketing technique, you will be able to increase the number of properties on your listing, and both your sellers and buyers will be pleased. This equation equals success and for all parties involved.

The website and software for this simple automation is a very small investment for the returns you can expect. Simply find a webmaster that can set up this easy process for you. Crank out a few, valuable newsletters, and let people know about your website within your social network. You will begin to build your list very quickly.

There are many other direct marketing techniques that are easy to implement with a little knowledge. There are many books and course that can show you how to build out and make your website truly optimized so you can get the most out of your list. Find other successful brokers and learn their systems? What can you learn from them that will increase your effectiveness? There are many options to improve your brokerage business within the commercial real estate industry. Don’t limit yourself to the possibilities and see how you can greatly improve.

Going on a cruise is a fantastic holiday. For singles, be prepared to be entertained almost 24 hours a day. For honeymooners it can be the most romantic time of your life and a time to remember. For Mums and Dads being spoiled is too good to believe, and when there are children with you, you’ll be glad to know that they are cared for and entertained for most of the day. This gives you lots of free time to pursue whatever entertainment the line offers.

Many people new to cruising don’t always realize that not everything is included in their cruise price. Many are disappointed when they board their ship and realize they will need additional monies to get them through their trip. However, if you have done your homework you should know this prior to making bookings.

Although each cruise line has its own set of inclusions, the following information does apply to the majority of the cruise lines. Always check the free classifieds sites and travel websites before you book your holidays, you’ll be surprised with what you might find.

Fun-For-All Entertainment
Pack some evening dress because you will find most cruise ships entertain their passengers with a variety of ‘miscellaneous’ treats. These include a Masked Ball, Ladies Night, talent competitions, and Fancy Dress Balls, for adults and children.

Interestingly, you’ll find that the list of what is not included on a cruise is much shorter than what is included.

Accommodation
If you opt for stateroom accommodation, a cabin steward will be assigned to you and will attend to your every need. Your steward will unpack your bags, attend to dry-cleaning and pressing of clothes. They will arrange for your stateroom to be cleaned and refreshed each day, and even make sure your beds are turned down at night. The majority of these cabins come equipped with televisions, DVD, stereos, computer connections, and telephones. Most new ships may also include blow driers and bar fridges, though this depends on the cruise line.

If you decide to travel economically, you will find that the only services provided shall be the cleaning of your cabin once a day

Bathroom amenities most often included are shampoo, conditioner, body wash, soap, razors, etc.

Because of fire hazards, irons are not furnished and are not allowed in the staterooms or cabins; however, your steward, or cabin attendant will attend to this and the service is offered at a reasonable fee.

The Library
Most cruise ships have a well-stocked library full of all kinds of books. These can be read in the quiet lounge area, or taken back to your cabin and read at your leisure. With current magazines, newspapers, new books, and board games you won’t have to have a boring day on board. If you are an enthusiastic chess, scrabble, backgammon, or bridge player, join the many tournaments held at the cruise. Of course, they give out prizes to winners.

So we’re still on a cruise, on our way to some enchanted land. It’s a great weather today, and the air is warm, and so are everyone’s smiles. Here’s more of what you can expect in a ship cruise.

Onboard Activities
All in all, it’s virtually impossible to be bored on a cruise ship. There are ongoing activities throughout the day, which are usually free of charge. Contests, games, bingo, clay shooting, dance, Tai Chi and golf lessons, karaoke and sing-a-longs, etc. Swimming or relaxing in a spa or hot tub.

Children and Young Teenagers on Board
All mainstream cruise ships offer organized programmes that cater to the entire family. These programmes are usually categorized by age, which include age-appropriate activities.

NOT INCLUDED IN CRUISE’s FEES

Tips
Beverages
Spa Treatments
Hairdressers
Dry cleaning
Laundry services
Shore Excursions

GUIDELINES TO EXTRA EXPENSES

When paying for your cruise the tips will NOT be included, although you can pre-pay your tips if the cruise liner will agree to it. Some cruise lines automatically add the recommended tip amount to your account at the time of sailing. You can decide to adjust this amount based on the service received.

The onboard hospitality crew and general staffing crew earn much of their money in tips. Make no mistake, they do EARN IT – their shifts are long and they will go out of their way to make you feel welcome and well-looked after on your holiday. You won’t find better waiters, stewards, bartenders, and cabin staff anywhere.

Most cruise lines have ‘recommended tipping rates’ that can start at $10.00 per day per guest. These tips are then distributed among the personnel that service your every need for the included cruise items such as stateroom stewards, waiters, bartenders, and general cabin staff.

Spa Treatments
All cruise ships offer excellent technicians for spa treatments such as massage, facials, waxing, manicure, and pedicures. Hairdressers are available as well. Of course, all of these are extra, but are they worth it, and you’ll always look your best without much effort. Another tip, book in as soon as you get on board for your first service and you can book ongoing services easily or you’ll miss out. These services fill up very quickly.

Shore Excursions
Unfortunately, shore excursions are not included. There are dozens of things to do when your ship docks at the beautiful exotic destinations. Don’t let your next holiday turn into a fiasco. Cruise lines make it extremely easy for you to book excursions on-line even before you board the ship. If you prefer you can book shore excursions once you board.

THE BEST HINTS TO REMEMBER
Budget for your on board expenses and include the spending money for any on shore shopping excursions.
Keep track of your spending by retaining all receipts
Check your account balance each day.
Book your shore excursions ahead of time so you won’t be disappointed.
Take care when going on tour alone. Even though most people on shore rely on tourists for their income, it’s easy to become prey to misadventure.
Don’t purchase any foodstuffs that are suspicious. Rather be safe than sorry.
Don’t buy any food that cannot be consumed before you reach your departure port.
Don’t buy anything on shore if you believe it may be confiscated by customs once you are home.

The best tip to remember is to check everything with your travel agent before paying for your cruise. If you need to find a travel agent in a hurry just browse free online classifieds, and do some shopping around for the best prices. Ask questions and then ask some more. They are there to assist you to have a really good holiday. If your travel agent doesn’t know much about the cruise line then it may be better to find another agent, otherwise you can get in touch directly with the cruise line. Bon voyage!

There are many different ways a landlord can advertise his / her rentals property. The kind of advertising that works best depends on numerous factors that include property characteristics, location, landlord’s budget, and whether he / she is in a hurry to rent. There are many combinations of advertising methods landlords and property managers use to achieve the best results, some of which are as under.

1. ‘For Rent’ Signs

The most common method of advertising is the putting up of a ‘For Rent’ sign, either in front of the building, or in one of the windows. A relatively cost-free method, it works best if a lot of foot and motor traffic goes past the building. It also helps if the building is as attractive as the rental unit.

2. Advertising in the Newspapers

As much of a tradition as ‘For Rent’ signs, newspaper ads are also available online, if the paper has an online version. Many potential tenants begin their search for a place to rent by scanning the classified ads in newspapers, while, out-of-towners can log on online to the local paper from wherever they are. Ads should always be placed in papers having many residential listings, as it has been found they work best.

And, they should be targeted to produce the right kind of prospective tenants i.e. if a landlord primarily rents out to college students, the best bet is to advertise in the campus newspaper or put up a ‘For Rent’ sign in the housing office. To play it safe, it is also a good idea to list the rental in a general newspaper, as well.

3. Neighborhood Flyers

As well, a landlord can post ads on neighbor hood public bulletin boards to be found at grocery stores, Laundromats or coffeehouses, complete with tear-off strips listing their phone number. However, if the property is upscale, this is not the best way to advertise for it, though there might be takers at the high-end gym down the street.

4. Listing Online

Online rental services have mushroomed like crazy in recent years, from national in scope, to regional. After finding a residential rental listing for your area, you can add your property to it.

5. Home Or Apartment Finding Services

Home or apartment-finding services are very popular in some areas, with landlords paying to list their properties, though sometimes it is the tenants themselves, who pay the fee when the unit is rented.

6. Spreading the Word

Small-time landlords instead of advertising widely and screening potential tenants, find it easier to market their rentals through word-of-mouth i.e. telling friends, colleagues, neighbours, and current tenants. After all, people already living on your property will invite decent neighbours. So, when a property becomes vacant, simply send a note around to every one, asking them to tell friends or relatives about the available apartment.

7. Real Estate Offices

Many real estate offices handle rentals, but of course, there is a fee involved.

8. Property Management Firms

Going through a property management firm is the easiest way to do it. They handle advertising, showing tenants around, as well as, selecting tenants, collecting rents, and interacting with residents during tenancies (handling repairs, etc. etc.). A paid service, it is for landlords with large rental properties and no time to spare.

Next Steps

Once, the advertising has been done, the next step is to create a rental application and select a tenant. When advertising vacancies and selecting and rejecting applicants, read up on the Fair Housing Act, so as to avoid any inadvertent lawsuits. Evaluate prospective tenants by thoroughly checking out their rental applications, legal residency forms, and tenant consent forms for contacting references, performing credit checks and criminal and background checks.

The only way to avoid unnecessary litigation is by screening prospective tenants and conducting background checks. Simply visit www.e-renter.com for tenant screening and background check services.
